Claimed resolution doesn't match the one showed in MediaInfo

I downloaded all of 6 episodes of SW on Blu-Ray which - according to the title of the items uploaded here - should have the resolution of 1920 x 1080, however when I checked it via Mediainfo app it exposed a strange resolution of 1920 x 816 (on all six). Further more when I streamed ROTJ to my TV via Vuze and then opened the setting on the TV it showed up 12xx x 5xx (don't remember exact numbers). To add I tried through chosed option of conversion.

Another example. I have just streamed Avatar: Mediainfo detected its full HD resolution, however after I streamed it (without conversion) the same setting on my TV showed 640 x 480 (the screen shot of Avatar file data is attached) Why it's so?

Is the TV show in an aspect ratio of 2:35:1, because usually when the file is transcoded into another format, it includes the black borders at the top and bottom making the file have an aspect ratio of 16:9.
And also sometimes the resolutions are faked on files.
